Nick Eley, Partner at WatsonsOur most frequently asked question already this year, is how the market is performing and when is the best time to sell? The well-documented story of last year’s market was very much around a lack of available property.

As I write this article, my colleague has just reviewed the first 3 full week’s data to compare New Year activity with last year. Naturally there are minor differences but there is one significant and outstanding statistic which is that new listings for Watsons are up by 60% at the start of 2018 compared with the same period last year. A more detailed examination reveals that a high proportion of those new-to-market properties are instructed by clients who first consulted us last year. There is certainly a very positive feel about the market from both those looking to sell and buy.

Whilst this is only over a short period at the start of the year, these early signs of more properties coming to the market are encouraging and certainly compared with last year when the market didn’t really get started until we were well into February. Conversation with clients is very much about their aspirations, where and when they would like to move and how Watsons can help make it all happen. Political and other distractions are very much off the agenda, as people plan their 2018 move. If this trend continues, sellers who struggled to buy last year may want to be in contact us again now. Industry insiders’ hot tip for this years’ key market trend, is the rise of the “second stepper”. These are people who are 1st time sellers AND 2nd time buyers. In recent years, the mix of first time buyer incentives, easier/cheaper borrowing and price rises, has meant that many feel ready to make their next move in the property market. Many “second steppers” appreciate Watson’s knowledge, experience and guidance in juggling a sale and purchase at the same time, helping make a successful move with as little angst as possible.

It is all about providing a personal service. Our success in bringing properties to the market is down to clients trusting in our experience and professional advice. A high value and/or a low fee may sound appealing but will your agent be working hard to achieve best price or badgering you to accept a low offer or reduce the price.

Equally websites are a great tool for gaining an insight into a particular location, the types of property available and an overview on prices, but talking to your local agent will often open your eyes to properties you may not have otherwise considered. Most clients I talk to will admit their budget, type of property and location were all compromised in one way or another with the property they finally settled on! Getting your name onto our mailing list is the ideal, and you will also likely hear about properties prior to them being offered fully on the market.
