First appeared in EDP Property (24 Nov 2017) – We may be heading towards Christmas, but I have been pleasantly surprised by the number of properties Watsons has been valuing under both our Watsons and Period & Prestige branding. Some home owners do see the New Year as the time to sell, but experience has shown serious buyers will seek out their dream home right up to the Christmas break and beyond. It is a well-known fact Boxing Day has the most searches for property online, and I expect no different this year; in fact we already have a clutch of properties ready and waiting to be released at Christmas. This is a great way to introduce your property to the widest possible audience. Our campaign guarantees no viewings will be booked until the New Year so you can relax and enjoy the festive period undisturbed. All the preliminary work of our sales brochure; floor plan, photographs, mapping if applicable and written description are completed and approved by the home owner, so once released on the market all pertinent information is at buyer’s finger tips.

Properties of particular note and fresh to the market include two in Sheringham and one to the north side of Norwich. Guided at £625,000 a substantial semi-detached Edwardian house on the Boulevard in Sheringham has up until late last year and for some 12 years, been run as an extremely successful Bed & Breakfast. Arranged over 3 floors there are some great period features and lots of space with six bedrooms in total, four with en-suite plus a further family bathroom. On the ground floor two good size reception rooms – sitting room and dining room plus a 19’ kitchen/breakfast. It is understood this property and the smaller adjoining were occupied by one family, with a doctor and his family in this property and the son in the smaller adjoining house. Now sealed, you can still see the communicating doors created between the two properties. A former coach house within the grounds offers potential for all sorts of uses. Interestingly the owner has the original deeds and the land formed part of the Upcher Estate. A delightful, hand written deed confirms the plots for a pair of semi-detached houses were sold in 1894 for the princely sum of £120 10s! By 1959 the completed houses achieved £3,000!
Coming back into the city, a good-looking house on Constitution Hill will make a fabulous project for someone. Victorian, red brick elevations under a slate roof, original sash windows and door case present the classic symmetry for this style of house. Internally, updating is most definitely required throughout. There are 4 bedrooms, 3 of which are doubles plus family bathroom on the first floor, on the ground, sitting room, dining room, kitchen and utility, together with cloaks/shower room, conservatory and a pretty good size cellar.
Back to Sheringham in North Norfolk, my final noteworthy property is another Edwardian house, terraced, arranged again over three floors, on Morris Street and a short walk from both the beach and town centre. This property also retains a good number of period features including servant bells, but has a real contemporary feel and a smashing paved and terraced rear garden. 5 bedrooms are arranged over the two upper floors alongside, a shower room, bathroom and en-suite. The kitchen with most attractive contemporary units has French doors to the garden and a wide opening to the dining room so an ideal space for keeping an eye on the kids or for entertaining. The impressive sitting room is at the front of the house with fireplace surround and wood burning stove.
