At Watsons Property Group, we take the safeguarding of your funds very seriously. We are proud to confirm that we are registered under the RICS Client Money Protection Scheme (CMPS), giving you added peace of mind when we hold money on your behalf.

What the CMPS means for you

The CMPS is designed to provide protection as a last resort in cases where a RICS-regulated firm is unable to repay client money.

Whether you’re a landlord, tenant or property owner, if we hold funds for you (for example rents, deposits, management monies), then they are held under strict protocols and protected by this scheme.

The scheme covers money held in accordance with the rules and regulations set out by RICS, including for property-agent activities in England under the Government’s Regulations.

Your rights and how to verify

You have the right to ask us for evidence of our CMPS registration and certificate; we display this in our offices and on our website, and will supply a copy if you request it.

How Watsons protects your money

All client funds we hold are placed into designated Client Money Accounts separate from our own company funds.

We maintain robust systems, regular reconciliations, and publish our client-money procedures (available if you ask).

As part of our compliance, we operate in line with the latest version of the RICS CMPS rules (effective June 2025).
