Shared ownership valuations are required if a customer has bought a home using a shared ownership scheme and later wishes to sell the property or purchase more shares in it. RICS Valuations for Shared Ownership

Valuations for shared ownership cover a wide range of ownership models and are designed to help you make an informed decision with an accurate and in-depth analysis of your property’s value. Helpful for homeowners, Housing Associations, Local Authorities, Target HCAs* and any other interested parties, our shared ownership valuations (supported by RICS standards) paint a clear picture of the value of your home.

This service is often used to determine how much the next share in your property will cost, often referred to as ‘staircasing’, or as a way to estimate the value of your portion of the property if sold.

* A target HCA is a private company that has entered into an agreement with Homes England to deal with the customers of Help to Buy once their home purchase has been completed.

Watsons & Shared Ownership

The important aspects of a Shared Ownership Valuation with Watsons:

  • We are RICS Certified Surveyors and Valuers.
  • Valuations are carried out in accordance with RICS Valuation Standards (Red Book).
  • Our report will be on headed paper and signed by a member of the RICS and addressed to the housing association.
  • We will provide at least three comparable sales.
  • We carry out a full conflict of interest check upon inspection to ensure no conflicts exist.
  • Inspection of the property by a surveyor local to the area.
  • Inclusion of an overview of the property, its construction, locations, and accommodation.
  • Inclusion of an overview of the property’s general condition, with photographs.

Please Note:

The valuation is normally valid for 3 months.

If you needs to renew the valuation after this period, we will carry out desktop research to extend the valuation for a further 3 months at a cost of £75 plus VAT.
