Everything You Need To Know About RICS Home Surveys

Buying a Property Isn’t Just About Location...

It’s about understanding the building you’re about to call home. A RICS home survey can help to reveal the parts of your prospective new property that aren’t immediately visible. Armed with the facts, you’re in a strong position to negotiate a better deal, avoid unexpected costs, or plan confidently for the future.

With several types of surveys available, it’s not always easy to know which one suits your property. That’s why we’ve broken it down below, with clear examples of RICS Level 1, Level 2, Level 3, and our fully tailored Bespoke Survey. Each report uses the trusted RICS traffic light system to highlight issues, from urgent problems to areas that simply need monitoring.

A Guide to RICS Home Surveys

RICS Home Survey Level 2 House

RICS Level 2

Formerly called a ‘Home Buyer Report’ or ‘Home Buyers' Survey,’ a RICS Level 2 Home Survey suits conventional properties in reasonable condition with simple layouts and few alterations or extensions. A Level 2 includes photos and inspections of roof spaces, along with clear information on any visible areas that may require further investigation. Available as a survey only or with a valuation, it’s ideal if you want a clearer picture of a typical house, flat, or bungalow built from traditional materials.

RICS Level 3 Home Survey

RICS Level 3

A RICS Level 3 Home Survey, formerly known as a ‘Building Survey,’ is a more detailed report than a level 2. It provides a thorough, room-by-room inspection with photos and expert advice on defects, repairs, and ongoing maintenance. This survey is ideal if you want a full understanding of your property’s condition, including potential hidden issues, structural concerns, and safety risks, or if you’re looking for detailed information before committing to a purchase or major renovation.
