Our Tenant Find Only service is perfect for landlords who are comfortable managing their property day-to-day but want professional support in securing the right tenant. We start by providing a free rental valuation and marketing your property across leading online platforms like Rightmove to ensure maximum exposure. We then handle all enquiries, conduct viewings, thoroughly reference applicants, and ensure all legal requirements such as safety certificates and Right to Rent checks are met. We’ll also prepare the tenancy agreement, collect the first month’s rent and deposit, and assist with move-in coordination. Once the tenancy begins, you take over the ongoing management. This service is ideal for experienced landlords who prefer to stay hands-on while benefiting from our expertise during the crucial early stages of letting.

Our Fully Managed service is designed to provide landlords with a comprehensive, hassle-free letting experience. From conducting a free rental valuation and marketing your property on major platforms like Rightmove to sourcing and referencing tenants, arranging safety tests, and preparing tenancy agreements, we handle it all. After the tenants move in, we manage rent collection, deposit protection, routine inspections, maintenance coordination, and tenant communications. This service is ideal for landlords seeking peace of mind and professional oversight of their property.

For landlords utilising our Fully Managed service, we collect rent directly from tenants and transfer it to your nominated account via BACS. You will receive a detailed monthly statement outlining all transactions related to your property.

In the event of rent arrears, we promptly contact the tenant to address the issue. If the arrears persist, we can guide you through the appropriate legal procedures to resolve the matter. Our team is experienced in handling such situations to protect your interests.

We offer a range of additional services including rent protection insurance and legal expense coverage to provide landlords with extra security. Our team can discuss these options with you to tailor a package that suits your specific needs.

Yes, we offer rent and legal protection as part of our fully managed package. This service is designed to safeguard landlords against the financial impact of rent arrears and legal disputes. Even with thorough referencing, unforeseen circumstances can sometimes lead to tenants falling behind on rent. This protection ensures you continue to receive monthly rent payments while legal proceedings are underway to recover possession of the property.

With this cover, you can claim up to 15 months of rental income, and receive vacant possession cover of up to 75% of the rent for a maximum of 3 months while your property is unoccupied. You’re also covered for landlord legal expenses up to £100,000, which includes legal costs for gaining possession of the property and other tenancy-related matters.
