What does a property manager do?  

Often, property management businesses will separate letting and block & estate management into separate roles. For block and estate property management, the priority is the building compliance, upkeep and administration of the property and managed estates, including communal areas and public open spaces. So, financial and maintenance responsibilities are the focus, with work including managing services charges, allowing for the maintenance of communal areas like stairwells, landings, lifts, pathways, parking, and shared gardens.

  • Property maintenance and repairs: Scheduling regular inspections and ensuring necessary repairs are completed promptly. Management of local firms and contractors to maintain the structure and appearance of buildings, individual units and communal areas, ensuring value and safety is preserved. 
  • Legal compliance: Advising and adhering to current legislation, fire and safety regulations, and lease agreements. 
  • Handling occupier issues: Addressing complaints, resolving disputes, and ensuring a positive relationship between all parties. Examples include damp or mould and communal area cleanliness.
