After months of anticipation, speculation, and more than a little frustration across the sector, the government has now formally published the implementation roadmap for the Renters’ Rights Act 2025.
This roadmap provides an implementation timeline for the Renters’ Rights Act 2025. It explains how the government is supporting the sector to prepare for implementation. This is part of the government’s manifesto commitment to abolish Section 21 evictions, transforming the experience of private renting.
This is the moment that landlords, agents and housing professionals have been waiting for – actual dates, phased milestones, and clarity on how and when the biggest rental reform in a generation will finally roll out. The new government roadmap sets out four defined phases, covering everything from the abolition of Section 21, to the creation of the national PRS Database, and right through to long-term updates like Awaab’s Law and a new Decent Homes Standard for private rentals.
