How COVID-19 transformed the way we live and work in the property industry

5 years on from the COVID-19 pandemic, the property industry has significantly adapted, retaining certain comfort-based home working habits of while carving out what we now refer to as our “new normal.” The significant shift in both our personal and professional lives, following the pandemic, has transformed the property landscape and identified a need for both flexible living and working environments within our industry, further impacting occupants’ preferences as the way we live, and work has evolved.

In-office vs remote working movement

The pandemic ushered in a substantial change in business operations. Many large corporations have since initiated return-to-office mandates, emphasising collaboration and corporate culture as essential components of success. However, this isn’t a universal trend within property. A considerable number of businesses continue to refine their hybrid and remote work models, fully embracing flexibility that enhances productivity. With geographic boundaries dissolving, we seize the opportunity to hire talent from across the nation, allowing for a more diverse and dynamic workforce that supports our clients up and down the country.

The advantages and opportunities of hybrid work

The advantages of hybrid work are increasingly evident across many industries, including property. Companies recognise the potential for expanded talent pools, lower overhead costs, improved employee satisfaction, and enhanced overall productivity. At Watsons, we embrace flexible working models, offering remote and hybrid working options. East Anglian employees have access to our Head Office in Norwich and estate agent shop in Sheringham for in-person working, as well as home working for our surveyors and valuers located across the country. We also regularly host in-person meetings across the nation to ensure that our regional teams are well connected with one another. We believe the office no longer needs to be the sole hub of activity; instead, it should complement the flexibility offered by home environments.

Property development & workspaces for modern needs redefined

For our Norfolk-based estate agents, their street presence has stood the test of time. Whereas, our property managers, letting agents, and chartered surveyors are navigating a landscape where flexibility is paramount. We have adapted our operations to effectively accommodate both home and office needs, without sacrificing productivity, well-being, or service. Meeting occupiers and clients in-person and efficiently managing working schedules is more critical than ever, affirming the importance of adaptable workspaces in commercial and residential property.

This evolution in workplace dynamics presents an exciting opportunity for property professionals to innovate. Whether it involves reimagining office spaces, designing residential properties with remote work capabilities, or creating community-centric developments, adaptability is vital. Flexible environments that can seamlessly transition between different work models are set to dominate the property market, aligning with emerging trends in workplace design.

Evolving home space planning and property value

Following COVID-19, the role of our homes has significantly shifted. No longer just a living space, they have transformed into a workspace, too. Properties equipped with dedicated home office areas are now highly sought after, increasing value across the current market. While urban areas remain popular for professionals, many are migrating to the suburbs and smaller towns, attracted by the promise of more space and a better work-life balance.

This transition has led to a growing demand for mixed-use block and estate developments that provide integrated living, working, and recreational spaces in close proximity. Such developments allow residents to live, work, and play without the need for extensive commuting like before, rekindling a sense of community and new forms of balance.

Key technological requirements for modern properties

Across the nation, buyers are seeking homes that not only facilitate remote work but also improve their quality of life. Reliable, high-speed internet has become a non-negotiable feature in both residential and commercial settings. Similarly, properties that are equipped with smart technologies are increasingly demand – enhancing security, energy efficiency, and overall living experiences.

The future of work for property professionals

The last 5 years of adaptation, combined with rapid ongoing technological advancements, demonstrate the need for the property industry to continue evolving as we look to the future of our working and home lives. It’s important that we continue to offer innovative solutions that cater to changing lifestyles and work habits, to attract and retain top talent, whilst fostering a positive and productive environment that allows professionals to thrive and support one another.

This recent significant evolution, following COVID-19, in property market trends and working environments indicates that the future of work and property is not about choosing one model over another; instead, it’s about integrating them to create holistic environments that enhance efficiency, prioritise well-being, and encourage community and connection.
