Cladding Safety Scheme: How Watsons’ Property Management team can support you
Introduction:
The Cladding Safety Scheme (CSS) is a UK Government funding initiative designed to make high-rise residential buildings (HRBs) safer by assessing and removing unsafe cladding. Part of the Wider Building Remediation Portfolio, the CSS was launched in July 2023 to provide financial support to both private and social sector applicants so that essential fire safety remediation work can be carried out on residential buildings between 11-18 metres tall – previously excluded from the Building Safety Fund.
The CSS involves a strict process of assessment, application, procurement, and oversight. Its purpose is not only to improve building safety but to restore confidence for residents who have lived with uncertainty since the national cladding crisis came to light.

Watsons Property Group are now actively supporting five High-Rise Residential Buildings (HRBs) as they progress through the Government’s Cladding Safety Scheme (CSS) in addition to one successfully remediated building achieved directly through negotiations with the original developer. Four of these HRBs are managed on behalf of Resident Management Companies (RMCs), while the remaining two are under private landlord ownership. Each of these appointments reflects the growing trust in our experience and ability to manage the complexities of building safety remediation.
These aren’t your average managements. Working with HRBs affected by cladding and fire safety issues is highly demanding. It calls for in-depth knowledge of the scheme, a firm grasp of building safety regulations, and the ability to work closely with a range of stakeholders including government funding partners, specialist project managers, freeholders, directors, and the leaseholders who live in these buildings.
Managing a building through the CSS is not simply a case of ticking boxes. It involves the coordination of funding applications, tendering and overseeing major works, responding to important and time critical requests, and ensuring that all parties remain fully informed and engaged. Each decision made along the way has real-life consequences for the safety of residents and the financial well-being of those responsible for the buildings.
These projects are complex by nature. From navigating the requirements of the Building Safety Fund and Cladding Safety Scheme, to managing intrusive surveys, waking watch alternatives, and PAS 9980 assessments, there is a huge amount of responsibility involved. Many of these sites are in various stages of remediation, with one project complete, some progressing to full works while others are still navigating pre-contract stages. Clear communication, a methodical approach, and the ability to problem-solve under pressure are all essential.
