Property type will be key in 2021

Despite a challenging year, it’s safe to say that despite the ongoing pandemic and the impacts of Brexit, the UK property market has remained buoyant. But the type of house you are looking to buy or sell has and will be key in 2021.

According to the latest Land Registry House Price Index (UKHPI), average property prices in Norfolk rose 5.1% last year. Five and four bed detached houses and properties with outbuildings and annexes have emerged as the biggest winners, as buyers looked for space to work from home. Rightmove’s recent research into this trend found that the time from being listed until marked as under offer or Sold Subject to Contract on its site dropped by around 30 days between March and December 2020 for these types of property. For 2021 Watsons see this trend continuing.

Head of residential sales Nick Eley said: “Working from home is here to stay for many and buyers continue to look to evolve their home workspaces. This means larger properties and those with a spare bedroom, study, annex or outbuilding that could be used as a permanent office are likely to be snapped up quickly especially in the first quarter of the year.”
