RICS Home Survey Level 1

A RICS Level 1 Home Survey, also known as a Condition Report, is the most basic property survey designed to provide a clear and concise overview of a home’s general condition. It is best suited for modern, conventional properties in good condition and is ideal for buyers who want reassurance about any immediate, visible issues before proceeding with a purchase.

This survey provides an objective assessment of the property’s overall state, using a traffic light rating system (red, amber, and green) to highlight areas that require urgent attention, general maintenance, or are in good condition. Unlike more detailed surveys, a Level 1 Survey does not include advice on repairs, maintenance, or potential future defects, nor does it involve an in-depth inspection of structural elements or photographs. It is a non-intrusive survey, meaning the surveyor will not move furniture, lift floorboards, or check behind walls.
