A Desktop or Remote Valuation refers to an inspection that is conducted using information accessible via online platforms and does not require the surveyor to physically attend the property at any stage. This is achieved reviewing comparable properties, that are situated within the local area, information from various commercial and government funded websites. This includes Ordnance Survey map validation, general insurance qualification, flood risk assessment, subsidence risk, and collation of online datasets to establish the market valuation, as well as local knowledge from an experienced valuer. By combining these features with our wealth of professional experience, you can obtain an indication of the market value without having to incur the costs of a full inspection.

We recommend Remote Valuations for any home that has been reasonably maintained and is situated in a community with a large number of similar houses; in which case our assessment will be faster and much more accurate to the local property market. If you find yourself in one of the following situations, a Remote ‘Desktop’ Valuation might seem the most sensible option: • COVID-19 – You are unable to provide access to your property due to the recent Coronavirus outbreak and self-isolation. • Probate – You have been named an executor to a Will that includes property and you need a valuation to determine if you are over the threshold for inheritance tax. • Home Buyer – You are experiencing delays in the exchange process and required to provide an updated appraisal that will account for any changes to the property market. • Seller – You may be about to part with a property and require a valuation that is independent of your Estate Agent. • Tenanted – You are unable to gain access because the property is tenanted. • Newly Build – You are purchasing a new build property and need an assessment that is based upon the plans, rather than what is physically on site.

This valuation uses all the same valuation tools detailed in the Desktop Valuation, but includes a physical external and internal inspection of the property in providing a specialist opinion on the property’s worth with a visual appreciation of the property and the local area.

Properties do not always convey their true worth from a Desktop Valuation, and this gives assistance to the Buyer in ensuring they’re making a confident and informed decision, based on the knowledge of a regional expert. Retrospective Valuation
