A Team of Qualified Chartered Surveyors

If the remaining lease time is below 90 years, we can assist you in obtaining a lease extension to protect the value of your property. The Leasehold reform, Housing and Urban Development Act 1993, amended by the Commonhold and Leasehold Reform Act 2002 entitles a Leaseholder to purchase an extension of 90 years to the existing lease term at a peppercorn ground rent. This is applicable when the Leaseholder has owned the flat for at least 2 years and the original Lease term is greater than 21 years. There is no need for the Leaseholder to be a resident in the property.

By engaging Watsons to extend your lease your will be securing your long-term residency and adding value to your property. Generally the cost of extending your lease increases as your current lease shortens so if you are considering a lease extension it is worth investigating at the earliest opportunity.

At Watsons we are a team of qualified chartered surveyors fully regulated by the Royal Institute of Chartered Surveyors (RICS). We have worked with a large number of clients to successfully negotiate lease term extensions across the East of England.
